What is a CMA? A Comparative Market Analysis (CMA) is a free estimate of what your home might sell for in today's market. It is prepared by finding houses similar to yours that have sold in the past 6 months to a year. The preparer takes into account the differences between the subject property (your home) and the comparable sales, or comps(the other homes that have already sold). He or she will make adjustments to the value of each comp, by adding or subtracting for various features. This helps the preparer to get a good idea of what your home might sell for, and is the most accurate way to set an asking price when you are thinking of selling your home.
